In order to further improve consumer protection, promote transparency and professionalise the real estate industry, new legal requirements have been introduced for the Comunidad Valenciana during 2022/2023. In Catalonia, the requirements apply since 2010.

Requirements for registration in Comunidad Valenciana and Catalonia

  • Examination from a real estate course of minimum 200 hours
  • Obligation to have an office and a visiting adress to attend clients and any complaints
  • Bank guarantee/surety insurance – minimum 60 000 EUR/office
  • Liability insurance – minimum 600 0000 EUR/office

After completing the course, you meet…

  • …the theoretical requirements for registration as a real estate agent in Comunidad Valenciana
  • …the theoretical requirements to become a member of ANAI – Asociación Nacional de Agentes Inmobiliarios (API), regardless of where in Spain you operate

Benefits of becoming a member of API

The course content is fully consistent with API’s course for Spanish real estate agents.

For a registration as a real estate agent, in addition to the requirements for theoretical training, the requirements for insurance and bank guarantee are required.

After completing and passing the course, you also meet ANAI’s (API’s) membership requirements* and can take advantage of the benefits that a membership entails. These are, amongst others:

  • Surety insurance of 60 000 EUR included in the monthly fee
  • Help to register as a real estate agent in Comunidad Valenciana
  • Access to legal advice
  • Large network of realtors
  • Using API’s logo at your business premises and in marketing – a great advantage for those who work with Spanish vendors

*In addition to meeting the theoretical educational requirements, you must have been active in the real estate business, in Spain or abroad, for a total of 3 years to become an ANAI/API member.
